Playa Vista is newer than most of Los Angeles, so there’s no plaster and lath to worry about and no settled 1920s door frames. Nearly every home sits in a podium building, with homes stacked over a garage on a concrete deck, and the partitions inside your unit are metal stud and drywall. That is the most useful thing to know before you buy a TV mount.

Metal studs, party walls and concrete
A metal stud is thin bent steel. A wood screw driven into one bites just enough to feel convincing, and six months later the TV has crept a quarter inch down the wall. The fix is simple once it is the right part.
The wall between you and your neighbor is a rated assembly built for sound and fire. You can hang things on it, but cutting into it to hide an HDMI run breaks that separation, so cables go another way. Concrete columns, shear walls and the podium deck are structure, and drilling into them means asking the building what’s inside first.
Garage codes and the association
The access question here is the garage, not the street: guest parking, a gate code, and whether the gate clears a van with a ladder on the roof. Most buildings also want the visit cleared with the HOA before anyone with tools comes in, and gutters, fences and the roof belong to the association. On the third floor of a podium you don’t have any of those, so the list is all indoor work.
