Most visits are several of these at once, and the drive costs the same either way.
Most of North Hollywood went up between the forties and the late sixties, so the wall is usually drywall over wood studs and the easier version of every job on our list. What changes a visit here is the ceiling, the heat and the parking, more than the wall.

Ceilings, boxes and what’s behind the paint
The postwar tract houses came first, then wave after wave of garden apartments and dingbats along Lankershim, Magnolia, Burbank Boulevard, Victory and Vineland. Plenty of the sixties buildings have exposed post-and-beam or sloped ceilings, so downrods and angled mounts come up more here than on the coast side of the hill, and not every fan is rated for a slope. Check before you buy one.
The box in the ceiling is the other question. A fan has to hang from a box rated for fan support and fixed to framing, and a plain lighting box will not hold it however well the screws go in. Finding that out halfway through is the usual reason a fan install stops.
Carports, gates and getting the van close
Along Chandler, Lankershim, Magnolia, Cahuenga and Vineland, street parking is tight and the carports under the dingbats have every space spoken for. Tell us about a gate, an underground garage with a height limit, or a third-floor walk-up, because a ladder or a toilet to haul out has to come within carrying distance. North of Victory and toward Valley Village there are real yards, and gates there take a beating, so add one to the list if yours drags.
Where a North Hollywood job stops being ours
When a job clearly runs past small work it belongs with a licensed contractor or the right licensed trade. On fixture jobs, the price of the fixture counts toward that line as well as the labor.
- A switch moved to another wall, a new circuit for a fan, or panel work. Those go to an electrician.
- Re-pipes, slab leaks, or anything that opens a wall to reach the plumbing.
- Paint disturbed in anything built before 1978 without a certified renovator, which covers the bungalows and much of the postwar stock.
And if a job grows once we have seen it, we stop, say so, and re-price it before going any further.
Three things to include
- The cross streets, so we know which side of the neighborhood and which parking problem.
- Roughly when the building went up. The year tells us the wall, and the wall tells us the anchors.
- A photo of the ceiling where the fan is going, or of the wall, added to the form.
